ESSENTIAL
Tier 1 – Essential Home Maintenance
Change HVAC filters: Replace standard HVAC air filters every three months to help maintain proper airflow, indoor air quality, and system efficiency.
Test safety alarms: Check smoke and carbon monoxide detectors and replace batteries as needed.
Check for mold & mildew: Inspect accessible areas for visible signs of mold or mildew and identify moisture conditions that could contribute to future growth.
Inspect attic & crawlspace: Check accessible attic and crawlspace areas for visible moisture, leaks, damage, unusual conditions, or other potential maintenance concerns.
Check fascia & soffits: Inspect exterior fascia and soffits for signs of water damage, rot, deterioration, or other issues that may require attention.
Check gutters: Inspect gutters and downspouts for visible debris, blockage, sagging, damage, or drainage concerns and determine whether cleaning is needed.
Check for leaks & moisture: Look for visible signs of water leaks, moisture intrusion, staining, or damp areas around key areas of the home.
Check doors & windows: Inspect accessible doors and windows for visible damage, deterioration, loose components, or other maintenance issues.
Minor maintenance & repairs: Address small routine maintenance and repair needs around the home before they develop into larger problems. Minor repairs may include basic adjustments, hardware replacement, caulking, sealing, and other small fixes.
PLUS
Tier 2 – Plus Home Maintenance
Dryer vent cleaning: Clean the dryer vent and accessible ductwork to remove lint buildup, improve airflow, and help reduce potential fire hazards.
Interior & exterior light bulb replacements: Replace standard burned-out light bulbs in accessible interior and exterior fixtures.
Minor plumbing maintenance: Address small plumbing issues such as tightening connections, replacing worn washers, fixing minor leaks, and clearing minor clogs. Major plumbing repairs are not included.
Electrical maintenance: Inspect and address minor electrical maintenance needs, such as loose switches or outlets, replacing covers, and other small repairs. Major electrical repairs are not included.
Gutter cleaning – twice a year: Clean gutters and downspouts twice per year to remove leaves and debris and help maintain proper drainage.
Exhaust fan cleaning: Clean accessible bathroom, kitchen, and other exhaust fans to remove dust and buildup to maintain proper ventilation.
Minor drywall & paint touch-ups: Repair small holes, nail pops, scuffs, and minor drywall damage, followed by basic paint touch-ups where needed.
Priority service & scheduling: Receive priority scheduling and faster response times for maintenance visits and service requests.


PREMIUM
Tier 3 – Premium Home Maintenance
Includes everything in Tier 1 and 2: Receive all maintenance, inspection, and minor repair services included in both lower-tier plans, plus the additional Premium services below.
Pressure washing – house: Pressure wash accessible exterior siding and surfaces to remove dirt, buildup, mildew, and weather-related grime and keep your home looking clean.
Pressure washing – driveway: Pressure wash the driveway and accessible concrete surfaces to remove dirt, stains, algae, and buildup and improve the appearance of your property.
Gutter cleaning – 3–4 times per year: Clean gutters and downspouts 3–4 times per year to remove leaves and debris, help prevent clogs, and maintain proper water drainage.
Pest entry check: Inspect the exterior of the home for common pest entry points, including gaps, cracks, openings, and other areas where pests may enter.
Exterior maintenance: Inspect key exterior components such as siding, trim, fascia, soffits, caulking, and other accessible areas and address minor maintenance needs when applicable.
Seasonal home care: Perform seasonal maintenance checks and tasks to help prepare your home for changing weather and keep important exterior and interior areas maintained throughout the year.
Minor drywall repair: Repair small holes, cracks, nail pops, and other minor drywall damage to keep walls and ceilings looking clean and well maintained.
Minor paint touch-ups: Touch up small areas of peeling, scuffing, chipping, or general wear on interior or exterior surfaces where minor paint repairs are needed.
